Gosh, do I have to do everything here? Like sell my million dollar house in NoCal and buy some shack in Podunkland?
Really?
(Actually, I could probably buy some shack in Podunkland with my retirement savings. What are the benefits like for congress critters?)

I don't know what your problem is with where forum members live. Sadly, you'd probably like living in any of them. Asheville, and its surrounding areas is on practically every "Best Places..." list for at least 10 years. There's world class mountain biking, kayaking, white water, lakes, art, music, food from Beard-award dining to great barbeque. Asheville politically and culturally is more like San Francisco or Seattle, but did get gerrymandered into a district with much of the rural WNC mountains -that has politics a lot like Shasta County and CA mountains. Greenville (whack9) is also on a lot of Best of lists and offers a wealth of cultural and recreational opportunities. I don't know as much about the Bristol area of TN or billy.p's part of Florida, but a simple googling shows them to be great places for visits, vacays or living.Ulysses wrote: ↑Thu Mar 31, 2022 8:15 pmGosh, do I have to do everything here? And sure, you could sell your over-inflated house and buy a major upgrade in any of these places. And a lot of people are. Most popular places for Californians to move include #7 NC. You could park your car collection and stuff here for $750K, and have $250K left over.

What makes you think I have a problem with where anyone here lives? I have noted that some of them are ultra-sensitive about where they live. Not my problem.O Really wrote: ↑Thu Mar 31, 2022 10:14 pmI don't know what your problem is with where forum members live. Sadly, you'd probably like living in any of them. As for selling here and moving to NC, that's a possibility. Bearing in mind the costs involved:
1) Real estate broker fees on sale: Probably about $100,000
2) Moving costs: don't know, but guessing $30,000
3) Real estate broker fees on purchase: For a $750,000 home in NC, probably $75,000
At that point, I'd be out $205,000. That leaves all of $45,000 left over.
Hardly worth it.
Plus as you well know, California has a cap on increases of property taxes. I figure I'm currently paying about 1/3 of what I would pay without the benefit of Prop 13. What are property taxes in NC for a $750,000 home?

If you had half a brain and the market is as hot as you seem to think it is, why use a realtor at all?
Also, buyers don't pay a realtor fee. That's the seller's burden dumbass.

OK, it's been 25 years since I bought any property.
So subtract $75k from the cost column. Still not worth it.
And your advice to sell without a broker? You must be kidding. I have never suggested that would be a workable approach. But you did.

Re: Cawthorn
OK I did some google.
Buyers still have fees. Here's a good discussion:
Buyers still have fees. Here's a good discussion:
https://www.realtor.com/advice/sell/how ... l-a-house/What about that cash they would still be saving by selling their home as “For Sale by Owner,” or FSBO?
Consider what your agent brings to the party:
Marketing, signs, advertising support, and professional photography
The time and “hassle factor” savings of not having to be present for showings, manage calls, host an open house, set up legal representation for paperwork, and conduct the negotiations
The legal protection that comes with working with a licensed real estate agent
The professional market knowledge that can help you wisely price the house
Negotiating expertise that allows your agent to extract the best terms and price from the buyer
A wider pool of potential buyers that comes with listing your home on the MLS
Access to other agents, who have or know potential buyers. In fact, notes Nelson, many sales can happen before a home is even listed, because agents will reach out to one another.
“In the end, that ‘savings’ to list a home yourself doesn’t usually save you any money,” Nelson says. “In fact, it can cost you in terms of time, stress, and often a lower price for your home.”
You know the saying “you get what you pay for”? Well, you also earn what you save. Think long and hard about your limitations in terms of time and expertise before heading down the home-selling path solo. After all, this home sale may be one of the largest financial transactions of your life, so it’s not exactly something you should cut corners on with the hopes of saving a few bucks.

And then for buyers, there's the matter of closing costs. Which appear to run between 2% and 7% of the home price.
https://www.realtor.com/advice/buy/redu ... ing-costs/Whether you’re a first-time homebuyer or have purchased property before, if you get a mortgage to buy a home, you’ll have to pay closing costs. These fees, paid to third parties to help facilitate the sale of a home, typically total 2% to 7% of the home’s purchase price. So on a $250,000 home, you can expect the amount to run anywhere from $5,000 to $17,500.

Gawd, Realtor.com
Not if you're paying cash Numbnuts. The only fee you should have is about a $1,000 lawyer fee and a $500 home inspection fee if you want to get one.
